ASBESTOS HISTORY

The word “ASBESTOS” is derived from a Greek word meaning INEXTINGUISHABLE.

The “miracle mineral” as it was referred by the Greeks, was admired for soft & plaint properties, as well as its ability to withstand extreme heat. Asbestos was spun and woven into cloth in the same manner as cotton. It was also utilized for wicks in sacred lamps. From the time of the Greeks & Roman in the first century unit its re- emergence in the 18th century, asbestos received little attention or use. Asbestos is a naturally occurring mineral. It is distinguished from other minerals by the fact that its crystals from long thin fibers. Deposits’ of asbestos are found throughout the world. The primary sites of commercial production were: The Commonwealth of Independent States, Canada, China, Brazil, Zimbabwe, and S. Africa. Asbestos is also mined commercially in limited quantities in the US, in CA, Vermont. Asbestos minerals are divided in to two groups: Serpentine& Amphibole.The distinction of the two is based on a mineral crystalline structure- serpentine have a sheet or layers structure, Amphiboles ‘class amosite, crocidolite, tremolite, anthophylliteand actinolite. Have a chain-like crystal structure. Chrysotile-Is the only mineral in the serpentine group, is the most use type of asbestos & accounts for 95% of the asbestos found in New Jersey buildings & homes in the NJ.

Asbestos is a tiny fiber that was used in the past primarily as insulation. It was also added to some building materialsto provide added strength and flame resistance. The problem with asbestos it has been implicated to cause lung cancer and mesothelioma in individuals that were exposed to large amounts of free-floating asbestos fibers in the air. These conditions typically did not become apparent until around 30 years after the exposure. Because of the health hazards of asbestos fibers, its use in insulation and paint was banned in the 1970’s.

What you need to know about asbestos in New Jersey.

NJ Homes built prior to the 1970’s and even till 1980's could contain asbestos in insulation, plumbing, paint, wall joint compound, Soil, HVAC Ducts wrap, Floor tiles, Adhesives, siding, Sprayed asbestos (acoustical), Insulation(Vermiculite), mix with scratch coat of plastered wall & ceilings, floor tiles (VAT), Boiler gasket, Garage fire rated doors, Electrical wiring insulation (cloth), Roofing felt paper until 1980'sand many other building materials. (Asbestos-containing Material (ACM). However, as long as the materials are in good condition or in a location where it cannot be damaged or disturbed, they pose no danger. Asbestos is only a threat if the fibers are released into the air and can be inhaled. Renovations or demolitions of materials containing asbestos can release the fibers into the air. Therefore, the National Emissions Standards for Hazardous Air Pollutants (NESHAP) requires the owner of any property containing asbestos building materials to get an asbestos inspection prior to any demolitions or renovations of that property. In New Jersey, most township building departments require an asbestos survey prior to issuing a demolishing and/or renovation permits.

Friable Vs. Non Friable Asbestos Containing Materials (ACM)

The U.S Environmental Protection Agency (EPA) distinguishes between friable & no friable forms of ACM. Friable ACMcontains more than 1% asbestos and can be “crumbled, pulverized, or reduced to powder by hand pressure when dry”. Other things being equal, friable ACM is thought to release fibers into the air more readily; however, many type of non-friable ACM can also release fibers if disturbed.

Do New Jersey Home Inspections Include Asbestos Inspections/Testing?

No-Asbestos Inspections/ Testing are excluded from Home Inspection, Pre Inspection Agreements & Standards of Practice. Asbestos Inspections/Testing is a separate service and Trade.  As a courtesy to the client if the Inspector observes a possible asbestos-containing material the inspector will inform the client of the finding. The Inspector is pre paired to take samples and send to EMSLto be analyzed for an additional fee. Asbestos Inspections are sometimes require taking core samples from walls, flooring, ceilings, caulking, moldings, roofing, insulation, doors, glue’s & list goes on. These inspections are destructive. Home Inspection is only a visual inspection.
How can asbestos be removed?

If your home or building contains asbestos, you have two options: removal of the material or repairing the material to prevent it from releasing fibers. Either option requires the help of a NJ AHERA trained professional.

How do I know if my New Jersey home contains Asbestos?

New Jersey Homes & Buildings built between 1930 and 1950’s were the heaviest usage of Asbestos Containing Building Materials/Insulation. Also asbestos has been used in various products until the 1970's thru 1980's. Builder purchased ACBM until the 1980's because it very cheap to purchase. The stores were stuck with huge ACM inventory they wanted get rid of. What should I be looking for prior to hiring & Abatement work?

  • The Asbestos Abatement contractor shall provide a proposal/contractor. Which indicated the scope of work, amount and the type of Asbestos Containing Building Materials (ACBM)? Have the contract signed by the client.
  • The 10 day notification to the Dept. of Labor prior to starting the work.
  • TEM Air Monitoring clearance during the work and prior to break down along with the lab results with the chain of custody.
  • The manifest where the asbestos was disposed.
  • All of the documents shall be provided to you at the end of the work.
